房地产企业融资问题及对策研究—以以华夏幸福为例
摘 要
房地产行业是我国的非常重要的支柱类行业,紧紧的关联着人民的生活。推动了社会经济的不断发展前进,提升了人民生活质量。房地产行业由于其资产特性的原因,开发项目资金要求极高。因此是否能成功融资成为了房地产企业是否能正常运营的关键。而近几年,由于国家针对房地产企业的宏观调控,加大了房地产企业融资的困难程度。房地产企业正在经历极其严峻的筹资限制、面临着外部环境影响。在这时候如何成功的解决房地产企业的融资问题,降低融资成本就显得尤为关键。我们将就这些外部问题进行分析,以华夏幸福的融资方式为例,为面对当下融资困境的房地产企业提供相应可参考的对策研究。

Abstract
The real estate industry is a very important pillarindustry in China, closely related to people's lives. It has promoted the continuous development of the social economy and improved the quality of people's lives. The real estate industry because of its asset characteristics,the development project capital requirements are extremely high. Therefore, the success of financing has become the key to the normal operation of real estate enterprises. In recent years, due to the macro-control of the state for real estate enterprises, increase the financing difficulties of real estate enterprises. Real estate enterprises are experiencing extremely severe financing restrictions, facing external environmental impact. At this time, how to successfully solve the financing problem of real estate enterprises, reduce financing costs is particularly critical. We will analyze these external problems and take the financing methods ofChina Fortune as an example to provide corresponding countermeasures forreal estate enterprises facing the current financing difficulties.
