摘 要：如今，房地产行业是我重要的产业，房地产行业经济的发展不仅可以促进其本身的发展，更可以促进我国经济的发展，然而，由于房地产行业本身的特殊性，融资问题依旧是其发展的重要阻力，因此解决融资问题促进房企的绩效对于房地产行业来说是非常重要的。本文主要通研究融资约束对于企业绩效的影响，以B公司的三个阶段为例，研究房企在不同的阶段，受到的不同融资约束并且面对融资约束所采取的不同的措施，并总结出经验给其他房企带来更多的启发，房地产行业应当从B公司的融资模式中获得启发，根据自己的实际情况进行借鉴。从而促进房地产行业的健康发展。

Study on the Impact of Financing Constraints on the Performance of Real Estate Enterprises

Abstract: Today, the real estate industry is an important industry,I real estate industry and economic development can not only promote the development of its own,more can promote the economic development of China, however, due to the particularity of real estate industry itself, financing problem still is important in the development of its resistance, thus solving the problem of financing to promote the enterprise. Performance is very important for the real estate industry.This paper mainly study the effect of financing constraints on corporate performance,with the three stages of B company as an example, the enterprise in different stages,different financing constraints and suffered in the face of financing constraints Byuse of different measures, and sums up the experience to the other enterprise,Bring more inspiration, the real estate industry should gain inspiration from B company financing model, according to own actual situation for reference. Thus promoting the healthy development of the real estate industry.
