保利地产轻资产运营模式下的财务绩效研究 摘要 近年来,随着政府政策的出台以及土地出让价格的上涨,中国房地产业进入了一个新的阶段,呈现出逐渐低迷态势。房地产业的转型迫在眉睫,在这种大背景下,轻资产模式是众多企业公司所选择的的运营模式。保利地产集团顺势而为,将房地产开发模式转变为轻资产模式这一发展战略,进行了房地产行业转型升级。本文以轻资产运营模式的理论进行分析为起点,通过对保利地产的经现状分析,探讨其轻资产运营模式下财务绩效现状,找出保利地产在轻资产运营过程中出现的问题,并向提出可行的建议。在企业运营与发展过程中要找到合适的方法进行转型,在轻资产运营过程中也要随着不同的阶段进行调整。文章希望通过保利地产轻资产转型的实际案例,为当前房地产行业提供一定的经验,以此来促进中国房地产行业向着良好的态势发展。 关键词:房地产行业;轻资产运营;财务绩效; Abstract n recent years, with the introduction of government policies and the rise of land transfer prices, China's real estate industry has entered a new stage, showing a gradual downturn. The transformation of the real estate industry is imminent, in this case, many real estate developers implement asset light mode of operation. Following the development trend, Poly Real Estate Group changed the real estate development mode into asset light mode, which changed the direction of transformation and upgrading of the real estate industry. Based on the theoretical analysis of asset light operation mode, through the analysis of the current situation of Poly Real estate, this paper discusses the current situation of its financial performance under asset light operation mode, finds out the problems in the process of asset light operation of Poly Real estate, and puts forward some feasible suggestions. In the process of enterprise operation and development, it is necessary to find appropriate methods for transformation, and in the process of asset light operation, it is also necessary to adjust with different stages. This paper hopes to provide some experience for the real estate industry and other asset heavy industries through the actual case of Poly Real estate asset light transformation, so as to promote the positive development of China's real estate industry.
