| WK股份有限公司财务状况综合分析 摘要 近年来，随着我多国经济的飞速发展，个人和家庭在方方面面都发生了巨大的变化。 房地产成为大家投资的一大项目，因此， 房价的快速上涨在一定程度上制约了普通居民居住权益的实现， 不仅影响了国民经济的发展，也波及到社会的稳定， 成为目前为止社会各界的关注的焦点。 文章选取在中国房地产行业具有代表性的万科为例， 对2013年至2019年的财务报告和经营状况进行分析， 采取用专业性的方法并且结合行业的分析和战 略分析发现该公司在偿债、营运、盈利及发展方面存在的一些问题， 并提出解决问题的建议。 关键词：万科、财务状况、财务分析 Abstract In recent years, with the rapid economic development of our countries, individuals and families in all aspects have undergone tremendous changes. Real estate has become a major project for everyone to invest in. Therefore, the rapid rise in housing prices has to a certain extent restricted the realization of the housing rights and interests of ordinary residents, not only affecting the development of the national economy, but also affecting social stability, has become the focus of attention from all walks of life. This paper takes WK, a representative real estate company in China, as an example to analyze its financial report and operating condition from 2013 to 2019, by adopting the professional method and combining the analysis of the industry and strategy, we find some problems in the aspects of debt repayment, operation, profit and development, and put forward some suggestions to solve the problems.
