保利地产资本结构发展现状及对策研究

摘 要


近年来,各地房价飙升,哄抬房价的事件层出不穷,我国政府发布了很多有关房地产行业的宏观调控政策,给高资产负债率的房地产企业带来巨大的的经济危机。房地产企业作为我国的支柱性产业,其健康稳定的发展对我国经济发展起着非常重要的作用。同时,房地产是资金密集型行业,它的发展需要大量资金的投入,因此房地产企业的资本结构至关重要。资本结构是衡量企业发展的重要指标,它很大程度上决定着企业的偿债能力和再融资能力,决定着企业未来的盈利能力。本文将重点研究保利地产的资本结构现状,找到优化资本结构的对策,为房地产的稳定发展提供借鉴作用。
本文以现有的资本结构理论与案例研究相结合的方式,首先介绍了保利地产的基本情况,然后对其资本结构现状通过一些指标进行了纵向和横向对比分析,找出其资本结构方面存在的问题,从而为优化资本结构提出有效的对策及建议,实现企业价值最大化。

ABSTRACT
In recent years, housing prices have soared and driven up one after another. The Chinese government has issued a number of Macroeconomic regulation and control policies on the real estate industry, which have brought about a huge economic crisis for real estate enterprises with high balance sheet ratios. As a pillar industry in China, the healthy and stable development of real estate enterprises plays a very important role in China's economic development. At the same time, real estate is a capital-intensive industry, its development needs a lot of capital investment, so the capital structure of real estate enterprises is crucial. Capital structure is an important index to measure the development of enterprises. It largely determines the solvency and refinancing ability of enterprises, and determines the future profitability of enterprises. This paper will focus on the current situation of the capital structure of poly real estate, to find the countermeasures to optimize the capital structure, to provide reference for the stable development of real estate.
Based on the existing theory of capital structure combined with a case study approach, first introduced the basic situation of poly real estate, and then through some index about the present situation of its capital structure has carried on the longitudinal and transverse comparison and analysis, find out problems in its capital structure, so as to put forward effective countermeasures and Suggestions for optimizing capital structure and maximize the enterprise value.
