个人住房贷款风险及其防范——以工商银行为例 摘要 个人住房贷款从1985年开展至今已经成为工商银行最重要的贷款品种,也是工商银行最重要的经济利益增长点。众所周知,个人住房贷款持续健康发展,将给工商银行带来可观的经济利益,但是个人住房贷款风险一旦暴露出来,将给工商银行带来巨大的经济损失。因此,在工商银行风险管理中,个人住房贷款风险防范不可避免的成为最重要的一部分研究内容。 近几年,我国个人住房贷款在迅速发展的同时其风险也在逐渐暴露,为了保障现有市场环境下个人住房贷款的稳定健康发展,工商银行对其风险的防范越来越重要。对国内工商银行个人住房贷款风险及防范进行研究,目的是加深对个人住房贷款风险的认知,加强对个人住房贷款风险的防范。 本文首先描述个人住房贷款和个人住房贷款风险的相关理论,其次通过工商银行办理个人住房贷款业务分析出个人住房贷款风险的成因,最后从工商银行的角度考虑,建议针对借款人、开发商和银行内部等方面进行风险的防范。 关键词:工商银行,个人住房贷款,风险,防范 Abstract From 1985 to now, personal housing loans have become the most important loanproduct of ICBC and the most important growth point of ICBC's economic benefits. As we all know, the sustained and healthy development of personal housing loans will bring considerable economic benefits to ICBC,but once the risks of personal housing loans are exposed, it will bring huge economic losses to ICBC. Therefore, in the risk management of ICBC,personal housing loan risk prevention will inevitably become the most crucial part of the research content. In recent years, our country's personal housing loans have been developing rapidly at the same time their risks are gradually exposed. In order to ensure the stable and healthy development of personal housing loans in thecurrent market environment, ICBC's prevention of risks has become a significant problem. Research on the risks and prevention of ICBC's personal housing loansare aimed at deepening the awareness of personal housing loan risks and strengthening the prevention of personal housing loan risks. This article first describes the relevant theories aboutpersonal housing loans and personal housing loan risks. Secondly, it analyzes the causes of personal housing loan risks through ICBC's personal housing loan business.Finally, from the perspective of ICBC,it is recommended that ICBC take effective risk prevention measures in three aspects: borrowers, developers, and internal banks.
